The following conditions will form an integral part of any lease agreement:
The TENANT(S) must maintain tenant insurance at all times, including a minimum of $2 million liability coverage, for the entire duration of the lease.
Smoking cannabis, cigarettes, or any similar substances, as well as vaping, is strictly prohibited inside the property.
Subletting of any kind is prohibited (Airbnb or otherwise).
The TENANT(S) must read and agree to the condominium's rules and regulations.
The TENANT(S) are responsible for any applicable move-in and move-out fees.
If a deposit representing the first month's rent and a security deposit is offered by the TENANT(S), the amount must be paid to HP & Associés in trust. The security deposit will be remitted to the LANDLORD (not held in the agency's trust account) and returned to the TENANT(S) within a maximum of 15 days after departure, provided the premises are returned in the same condition as at the start of occupancy.
A professional-quality cleaning will be carried out in the property before occupancy.
No pets allowed.
The TENANT(S) must provide proof of transfer of the Hydro-Québec electricity account, confirming service will be active as of the first day of the lease. Proof must be submitted prior to occupancy.
