The following conditions will form an integral part of any lease agreement:
* The TENANT(S) must maintain tenant insurance at all times, including civil liability coverage of a minimum of $2 million, for the entire duration of the lease.
* Smoking cannabis, cigarettes, or any similar substances, as well as vaping, is strictly prohibited inside the property.
* Any form of subletting is prohibited (Airbnb or otherwise).
* The TENANT(S) must read and comply with the condominium rules and regulations. The tenant will be responsible for any fines and/or penalties resulting from their actions and/or non-compliance.
* The TENANT(S) are responsible for any move-in and move-out fees, if applicable.
* The tenant agrees to undergo a credit check through TRUSTII (a link will be provided to give their consent once the present lease promise is accepted). The landlords will notify the tenant within 2 days of receiving the report if they are not satisfied with the credit history and wish to render the lease promise null and void. If the landlords fail to notify within this delay, they shall be deemed to have waived this condition.
* If a deposit representing the first month's rent and a security deposit is offered by the TENANT(S), the amount must be paid in trust to HP & Associates. The security deposit will be transferred to the LANDLORD (not kept in the brokerage trust account) and will be returned to the TENANT(S) within a maximum of 15 days following their departure, provided the premises are returned in the same condition as upon move-in.
* A professional-quality cleaning will be carried out in the property prior to occupancy.
* No pets are allowed.
* The TENANT(S) must provide proof of transfer of the Hydro-Québec electricity account, confirming service will be active from the first day of the lease. Proof must be provided before occupancy.
