The following conditions shall form an integral part of any promise to lease:
- The tenant agrees to undergo a credit check through TRUSTII (a link allowing them to provide consent will be sent upon acceptance of this promise to lease). The landlords must notify the tenant within 2 days of receiving the report if they are not satisfied with the credit history and wish to render the promise to lease null and void. Failing such notice within this delay, the landlords shall be deemed to have waived this condition.
- The tenant(s) must maintain tenant insurance at all times, including civil liability coverage of a minimum of $2,000,000 for the entire duration of the lease.
- Smoking cannabis, cigarettes, or any similar substance, as well as vaping, is prohibited inside the property.
- Any form of subletting is prohibited (Airbnb or otherwise).
- The tenant(s) must read and accept the condominium rules and regulations. They shall be responsible for any fines and/or penalties resulting from their actions and/or non-compliance.
- If a deposit representing the first month's rent and a security deposit is offered by the tenant(s), the amount must be paid in trust to HP et Associés. The security deposit will be remitted to the landlord (and not held in the agency's trust account) and will be returned to the tenant(s) within a maximum of 15 days following their departure, provided the premises are returned in the same condition as at the time of occupancy.
- Prior to occupancy, a professional-quality cleaning of the property will be carried out.
- No animals are permitted without the landlord's consent.
- The tenant(s) must provide proof of transfer of the electricity account (Hydro-Québec), confirming that service will be effective as of the first day of the lease. This proof must be provided prior to occupancy.
