The following conditions shall form an integral part of any Promise to Lease:
- The Tenant agrees to undergo a credit check with TRUSTII (a link allowing the Tenant to provide consent will be sent upon acceptance of this Promise to Lease). The Landlord shall notify the Tenant within 2 days of receiving the report if they are not satisfied with the credit history and wish to render the Promise to Lease null and void. Failing such notice within this period, the Landlord shall be deemed to have waived this condition.
- The Tenant(s) must maintain tenant insurance at all times during the lease term, including civil liability coverage of at least $2,000,000.
- Smoking cannabis, cigarettes, or any similar substance, as well as vaping, is strictly prohibited inside the property.
- Any form of subletting is prohibited (including Airbnb or similar platforms).
- If a deposit representing the first month's rent and a security deposit is provided by the Tenant(s), the amount must be held in trust by HP & Associés. The security deposit will be released to the Landlord (and not kept in the agency's trust account) and returned to the Tenant(s) within a maximum of 15 days following their departure, provided that the premises are returned in the same condition as at the time of occupancy.
- Prior to occupancy, a professional-quality cleaning of the property must be completed.
- No pets are allowed without the Landlord's consent.
- The Tenant(s) must provide proof of transfer of the electricity account (Hydro-Québec), confirming that service will be effective as of the first day of the lease. Proof must be provided prior to occupancy.
- The Tenant(s) must also provide proof of transfer of the natural gas account (Énergir), confirming that service will be effective as of the first day of the lease. Proof must be provided prior to occupancy.
